There's a misconception many home sellers have that may be causing them to miss out on opportunities to have their house sell more quickly. Perhaps you're among them.

If you believe your home does not need to be staged, neatly organized, and thoroughly cleaned well in advance of the first scheduled showing, then you're overlooking one crucial step in the marketing process: having professional quality photographs taken of your home -- inside and out -- and posted online to make your listing more enticing!

Unless you happen to be an exceptionally good photographer with professional equipment, you probably won't be able to get the optimal results needed to show off your home and attract buyers. Not only will those photographs be the first impression of your home that many buyers are exposed to, but it may end up being the only impression they come away with. If prospects don't like what they see online, there's no chance they'll move on to the next step, which would be scheduling an in-person visit. That's why it's so important that the photos your agent uploads to the Multiple Listing Service (MLS) depict your home in the most favorable way.

Online photographs can work either for or against you, depending on the quality of the photos and the condition of your home and property. Ideally, you should have photos taken of virtually every nook and cranny of your home -- with the exception of areas you want to underplay. Only the best ones would be used, of course. Views of your front yard, backyard, and sometimes even an aerial view can help give buyers the perspective they're looking for.

The good news is that most real estate agents work with one or more professional photographers who make it their business to take photos that are properly lit, effectively cropped, and well composed. Experienced real estate photographers can quickly identify the most advantageous angles from which to take photos, capturing the best view of your rooms, your yard, and other property highlights.

While they might occasionally make a few adjustments to the placement of furniture, pillows, or other decor, their main objective is to snap photos that will inspire prospective buyers to envision the beauty, the charm, and the many possibilities of your home. In addition to making sure the photos are crystal clear, well lit, and visually appealing, photographers also aim to make your home look as spacious and welcoming as possible. While they can't perform miracles, a talented photographer will typically find creative ways to bring out the best qualities in any home.

If plans for selling your home are in the near future, youíre going to want to start strategizing the most cost- and time-effective ways to make your home irresistible to potential buyers. One of the most proven ways of giving your home the edge it needs to stand out from the competition is good photography and attractive staging.

In todayís post, Iím going to share my tips on home staging that can be achieved on a budget and in a short period of time. That way you can focus more time on finding a new home and stop worrying about selling your current one.

Tip 1: Start packing

Before you start worrying about arranging furniture, itís important to make sure you have a clean slate to work with. Start by packing personal effects into boxes and labeling them accordingly.

Staged homes are homes that look appealing to the widest audience as possible. Having personal reminders, like family photos, trophies, etc., makes it harder for viewers to picture themselves living in the home.

Most of us keep our homes arranged in a way that is convenient to our lives. And. letís face it--life can be messy. But, when it comes to staging, less is usually more.

Not only will this cleaning process help you reduce clutter and make the home look better for staging, but it will also make your moving process easier since many of your boxes will already be organized and sealed.

Tip 2: Color scheming

Expertly staged homes tend to have one thing in common--a cohesive color scheme. Think of choosing your color scheme like creating an artistís palette. You want a few colors that compliment one another and that will work together to brighten up your home.

If you have any furniture that appears worn, dated, or that clashes with the scheme of the room, itís a good idea to place them in storage while you prepare for photographs and visitors.

Tip 3: Decorate sparingly

Now that youíve packed away your family photos, you might be wondering what to put on the walls in their place. The best answer is often nothing. However, that doesnít mean the walls need to be completely bare.

For smaller rooms, you can make them appear more spacious with the use of hanging mirrors (just make sure you canít see yourself in any of those mirrors when you take your photos!).

Tip 4: Donít forget the outside of your home

The value of curb appeal canít be overemphasized. The exterior of our homes, along with our yard and driveway, are essentially what we show the world about our lives. Since most home buyers want their house to look nice, fit in with the neighborhood, but have its own unique flair all at the same time. They want to know that your house has that potential.

Furthermore, the driveway and yard are two of the first things people see when they visit. Youíll want to take advantage of this moment by making a good impression.

If you've spent much time online seeking ways to sell your home, you've probably run across "professional home staging" options. While many of these are a great choice, they can be cost-prohibitive if your agent doesn't include those services with your sale. You aren't left in the lurch though, you can do a variety of things with your existing furnishings to clean up your home and make it more appealing to buyers. The hardest part of this process is to take yourself out of the house. It no longer matters what you love or what each room means to you, its now about creating a blank but appealing canvas that your potential buyers can see ways to make their own.

Properly staged homes, and that usually means neutrally staged, often sell up to 50% faster and for up to 10% or more over the asking price. Want in on this extra profit?

1. Clean and Neutral Colors: give your rooms a fresh coat of paint in neutral tones. Creams, warm grays and sand tones can brighten up your rooms without going all the way to white which creates an inviting look. It's not just the paint though, apply the same rules to your furniture and window coverings. Try to get as much natural sunlight into each room as possible and use bright and light tones to reflect that light around the room. Don't forget the bathrooms here, going for brighter neutral patterns on shower curtains, rugs and towels as well.

2. No More Hoarding (at least not in public): Yes, those pictures of your wedding or your kids are incredibly important to you, but this is about your buyers. Too much clutter or too many personal items in a design can make it difficult for potential buyers to decorate in their mind. You want your buyer to see themselves in the space, not you. That means removing family photos, trophies, kids' art and basically anything that speaks to your family life in the home. If youíre living in the home and showing at the same time, try going through your belongings and packing up things you donít need into a storage unit. Keeping your closets only comfortably full and storage spaces empty of holiday decorations makes them more appealing to buyers.

3. Simple Spaces for Anyone: Remember that storage unit? Use it again for extra furniture. Keep only the items that work best in the space. Remove over-sized or extra-personal items to help your buyers see the house and what they can do with it. Stick with furniture that goes with the home itself, rather than the pieces you have for sentimental value. Also, remember to remove all or the majority of items that make a space age-specific where possible. Unless you're explicitly showing off a nursery, make the rest of the home design work regardless of children or buyers' ages.
